-22 here this morning without windchill. Pipes have frozen again WITH heat tape, AND a space heater in the bathroom sending hot air under the sink, AND a fan in the basement blowing the warm air around the boiler back into the crawl space, AND I insulated down there too! Last night I went around town trying to find a WORKING kerosene heater (my 1 year old one only smokes now) and they were sold out. All I could find was 1 heater, they kind that goes on a 20lb LP tank and it was the display. Hooked it up in the sistern before the crawl space and lit it. Not supposed to have flames off the top, but anyway either it thawed my pipes or burned the house down. Either way....problem solved right? LOL I give up. Tox....I'm coming down. I'm flying to Spartanburg Feb 10th and will be there until the 14th. Staying near Clemson. Would like to have some liquid anti-winter refreshments with anyone that can make it.

Dang Rob...you was kinda' wonderin' about that place before you bought it...hope everything thaws out for ya'.

Be careful with those kerosene heaters..they are dangerous.

-22 and your pipes froze? Geeeze, I wonder why..LOL. Hey, I lived in Nebraska for 25 years and I do know what cold is (and we didn't have good summer fishing to make up for it!!), Buzz can back me up on that!! -45/50 wind chill temps were not uncommon. Even I have a 25,000 btu portable kero heater for emergencies. Until I had my house sided (and had it insulated), we would have to open the cabinets around the pipes upstairs and even put a couple of lightbulbs under the kitchen sink.

Spartanburg huh? I'm afraid that's a little too far South for me, if you were driving down I would make sure you and the family spent at least one night in the TOXIC crib. I'll have to look at a map and see if we can't put something together. Keep me posted.

Rob did you try leaving the water trickle a bit in the sinks when it gets really cold ?

Solved my pipes freezing by putting foam insulation around them and blocking off where the cold air was blowing in. Plus now I leave my faucet dripping a little bit to keep wrmer water coming in.

Did the dripping thing, but however, where the draing pipe drops down and does a 90 degree towards the main, it does NOT pitch away, it pitches ever so slightly back. Which means, my drain is very slow and has to have enough water in the sink to gravity force the flow. When it does drain, there is always a little left down there, which in turn froze solid and so it doesn't drain. I can't run the water or it will overflow! Fun huh? I can't get in there to fix it because it must have been done with the floor out, since that is a spot in the crawl space that even I can't fit into. My only choice other than tear up the bathroom I JUST finished, is to dig out the crawl space enough to fit, and then fix it. But that will have to wait until spring! Durn winter...durn fever! Dat's it, I'm launchin the boat. Oh yeah....lakes dun froze over....durn it.

Isn't home owner ship a lot of fun. Gives you something to do over the winter when you can't fish. (especially older homes)

Rob...Good to hear from you...The Deputy Fire Marshal' says be VERY CAREFULL with all those appliances.

Thanke care,

Pierre
